Concerning to an existing, as well as to newly processed land use map, the main railway transit line, that crosses the capital must be dismantled between Didube and Samgori railway stations. Those railway stations must be transformed to a dead-end terminals.\r\nThe urban planning concept suggests to dismantle all the railway infrastructure. Those actions will free 112 ha of high value ground. The project area is located between Didube and Tbilisi central railway stations. Area of mentioned territory is 104 ha. This area has high urban values. It’s present existence limits the potential for city development. The concept of urban development of vacant territory implies:\r\n1. Dismantling of an existing railway transit line and it’s infrastructure. Instead of it, to develop a new tram lines, which in future will have a potential to connect Tbilisi satellite cities like: kaspi, Mtskheta, Lilo and Gardabani.\r\n2. To develop new transit links based on an existing infrastructure.\r\n3. To develop residential and mix use zones on a 50% area of vacated territory and the rest 50% to be turned into cultural-recreational zone.\r\nThe project area allows the development of special cultural-recreational zone in the center of the city. It will significantly improve the city’s ecological and cultural status. Multi functional recreational zone consist of :\r\n1. Sports facilities.\r\n2. Cultural center.\r\n3. Cafes and restaurants.\r\n4. Multi functional pavilions.\r\nThe project area was designed according to the regulation rules for use and development of the territory of Tbilisi.\r\nThe proposed planning framework reflects the picture of maximal development based on today’s legislation.\r\n
