The project presents a prospective development concept for the area surrounding the Metallurgical Plant in the city of Rustavi and aims to transform the former industrial area into a modern, multifunctional urban district. The main idea of the project is to transform the site into a new center for education and innovation, incorporating an international student city, university and research complexes, student housing, a technopark, an auto zone, and recreational spaces. At the same time, the project proposes the development of a tram line, a renovated railway station, bicycle lanes, and a new street network, improving connections both within the city and with Tbilisi and other regions. Significant attention is also given to the creation of green and recreational spaces, the establishment of buffer zones between industrial and residential areas, and the improvement of environmental conditions. The ultimate vision is the gradual transformation of Rustavi from a traditional industrial city into a city focused on youth, education, technology, and sustainable urban development.
